Mortgage rates are higher than they’ve been over the last 1-2 years, but that shouldn’t steer you away from purchasing a home!
If you fall in love with a house, don’t let a higher mortgage rate discourage you from buying. I advise my clients to shop around for a mortgage and work with a few lenders to find the best deal possible (marry the house and date the rate!). Keep in mind, you’ll also be able to refinance down the road when interest rates are lower.

Don’t let the home of your dreams slip away, because even with a higher interest rate, real estate is still a great investment!

The worst thing you can do as a seller in this market is to believe that this market is the same as last year’s market.
Truth be told, a lot has changed in the real estate market over the last 7 months. In 2021, demand was record high, inventory was record low, and bidding wars were not just common, they were expected. Home prices skyrocketed and yet, houses were still flying off the MLS in a matter of minutes.

The 2021 real estate market was something many of us real estate agents have never seen before. In 2022, the market finally seems to be cooling off a bit and we are getting back to more of a “normal market”.

It’s still a strong sellers market, just not as crazy as summer of 2021. Now is a good time to sell, as inventory is still low and buyer demand is likely to stay strong.

Since the market has and continues to change, it’s important to list your home at the right price so you don’t sit on the market for too long. Overpriced homes take longer to sell + sit on the market for a longer period of time, and this often leads to the sellers eventually accepting a lower offer than they could've received if the property had been priced right in the first place!

Trust your real estate agent, do your own research, set your listing price competitively, and remember that, although this market isn’t as crazy as last year, it’s still a great time to sell your home!

Hosting an open house is a great way to increase visibility, receive feedback, bring in more potential buyers, and potentially shorten your time spent on the market.
Here are a few things I recommend doing to prepare for an open house:

✓ Turn on all the lights, open shutters + curtains, and let in as much light as possible

✓ Lock up valuable items in a safe or take them with you

✓ Get rid of knick knacks and declutter as much as possible

✓ Light a candle or use an oil diffuser

✓ Make all the beds

✓ Empty all the trash cans in the house

✓ Put away pet food bowls, litter boxes, toys, and other pet items

✓ Depersonalize your home by putting away family photos and other personal items

✓ Bring your pets with you when you leave

✓ Set thermostat at a reasonable temperature

Summer break is coming to an end and school is about to start-up again… Can you believe it’s that time of year already?
Here are 3 home organization tips for surviving back to school season✏️🎒

1. Create a functional space for everyday items (that typically end up on the kitchen counter) to take control of clutter and avoid chaos. Designate an area near the entry of your home for your kids to hang their backpacks and store their shoes, sports gear, mail, books, and other items they may need for school.

2. Set up a designated homework spot in your home and use an acrylic caddy to organize crayons, pens, scissors, glue sticks, pencils, erasers, etc.

3. Create a family command center with an acrylic wall calendar, a place to drop mail and paperwork, a bulletin board for notes, chore charts, and hooks to hang keys and sunglasses. This is a great way to keep everyone on the same page and manage the busyness of back-to-school season.

One of my biggest tips for people looking into homeownership is this:
Stop waiting on the market to buy a house.

We can’t predict what the real estate market will look like over the next 2-3 years, so if you are financially prepared and ready to purchase a home, you should start the process now.

You cannot time the market, and there’s never a “perfect” time to buy. A home should be a long-term investment, and if you continue to push off buying until the “right” time comes, you may never achieve homeownership.

Home prices continue to climb and interest rates have gone up, but that doesn’t mean it’s a bad time to purchase a home. Even in this market, buying a house is still worth it for many.

Here are five reasons you should consider homeownership in 2022:

1. Rising home prices = more home equity as a homeowner.

2. Rents are rising nationwide, and buying a house with a fixed-rate mortgage means your monthly mortgage payment will stay the same forever.

3. Buyer demand has lowered some (compared to 2021), which means you’ll face less competition. You’ll also be more likely to get an offer accepted without waving contingencies or offering over asking price.

4. Less competition = more room for negotiation.

5. Start building equity and long-term wealth + stop paying your landlord’s mortgage.

Let’s talk about what’s happening right now in the real estate market.
After nearly 2 years of record-breaking interest rates, sky-high home prices, and record-low inventory, the market finally seems to be cooling off a bit.

Right now, we are seeing a slight increase in inventory and a slight decrease in current buyer demand (less competitive for buyers compared to last year, but still relatively high demand). Now is a great time for buyers, as demand has lowered and you’ll be more likely to get an offer accepted without waving contingencies or offering over asking price.

While price growth is likely to slow down, that doesn’t mean prices will drastically drop. Home prices are projected to rise along with interest rates in 2022, so if you are interested in purchasing a home in the near future, now is the time to do so.

If you are looking to sell, don’t wait! It’s still a strong sellers market, just not as crazy as summer of 2021. Since inventory is still low and buyer demand is likely to stay strong, now is a good time to sell. Just be sure to avoid overpricing your home, as bidding wars are less likely to happen in this market (compared to last year) and you don’t want to sit on the market for too long.

Here are 5 common money mistakes to avoid as a first time homebuyer →
1) House hunting before you get pre-qualified
Getting pre-qualified will help you to determine a rough estimate of what you can afford and gives you an idea on how large of a loan you’ll be able to qualify for. It’s important to get pre-qualified with your mortgage lender before you start house hunting to avoid falling in love with a home above your budget.
2) Buying too expensive of a home
It’s never a good idea to overextend yourself. As a homeowner, you’ll have to pay your monthly mortgage payments along with utility bills and upkeep/maintenance fees. Figure out a monthly payment you can afford and stick to your budget. No one wants to be “house broke”!
3) Making emotional decisions
It’s easy to get attached to the home of your dreams, but take the time to think things through logically and rationally. Emotional decisions can easily lead to overpaying for a home or cause you to stretch yourself financially. Don’t let your emotions get the best of you!
4) Not saving enough for a down payment
By putting down a larger down payment, you’ll instantly have more equity in your home and a lower monthly mortgage payment! When you put down 20% or more down, you’ll also avoid having to pay PMI (private mortgage insurance), which will help you to cut expenses.
5) Applying for new credit during the home buying process
Don’t open new credit, close credit accounts, increase credit limits, or buy anything on a credit card when you are in the process of buying a home. Most lenders will re-pull your credit before closing and you don’t want risk losing your loan!
