📈 McKinney Market Minute

Everyone is talking about mortgage rates, but that’s not the only thing shaping today’s market.

What I’m watching most closely is inventory.

As more homes come on the market, buyers have more options. That means sellers can’t rely on the market to do the work for them like they could a few years ago. Pricing strategically, preparing your home well, and marketing it effectively have become even more important.

The good news? Well-priced, well-presented homes are still selling. The strategy just matters more than ever.

If you’ve been wondering what your home might be worth in today’s market—or whether now is the right time to buy or sell—I’d be happy to help you understand what’s happening in your specific neighborhood. Real estate is hyper-local, and conditions can vary dramatically from one community to the next. McKinney had about 1,255 homes for sale at the end of June, with homes going pending in a median of about 28 days, but those numbers don’t tell the whole story for every subdivision.
