The Spring market is heating up!

The Mortgage Bankers Association reports purchase mortgage applications shot up 9% for the week. They see purchase activity, “ahead of last year’s pace…more green shoots as we head into the spring homebuying season.”

Inventory continues to grow. In February, there were 27.5% more homes for sale than a year ago, the 16th straight month of annual gains! New listings also were higher and the median price lower than a year ago.

DFW Housing Market Report for August 2024

Compared to this time last year, the common theme is that inventory is WAY up, sales are slow, and prices are starting to come down. The biggest change is the huge jump in the number of homes on the market and we have entered into a Buyers market for the first time in many years. End of summer saw buyers fatigued by high prices and high interest rates. Few buyers were out there seriously looking over the last 45 days. However, buyer showing activity will likely improve after last week’s Federal Reserve 50 basis point rate drop.

My advice to sellers right now ... Prepare your home carefully and price below recent comps to get buyer activity.

REAL ESTATE UPDATE - DID YOU KNOW?!

In March 2024, the National Association of Realtors (NAR) settled a federal antitrust class-action lawsuit for $418 million after a jury found that the organization and some large brokerages conspired to inflate real estate agent commissions. The settlement also requires the NAR to change some of its rules and how Americans buy and sell homes. The settlement could lead to lower costs for buying and selling homes.

In addition to the financial payment, NAR has agreed to put in place a new MLS rule prohibiting offers of broker compensation on the MLS. This would mean that offers of broker compensation could not be communicated via the MLS, but they could continue to be an option consumers can pursue off-MLS through negotiation and consultation with real estate professionals.

Offers of compensation help make professional representation more accessible, decrease costs for home buyers to secure these services, increase fair housing opportunities, and increase the potential buyer pool for sellers. They are also consistent with the real estate laws in the many states that expressly authorize them.

Further, NAR has agreed to enact a new rule that would require MLS participants working with buyers to enter into written agreements with their buyers. NAR continues, as it has done for years, to encourage its members to use buyer brokerage agreements that help consumers understand exactly what services and value will be provided, and for how much. These changes will go into effect in mid-July 2024.

This historic ruling will fundamentally change the way real estate is transacted. If you are thinking of buying or selling, please have an in-depth conversation with your Realtor on how these ruling will affect you.

The agreement would resolve claims against NAR, over one million NAR members, all state/territorial and local REALTOR® associations, all association-owned MLSs, and all brokerages with an NAR member as principal that had a residential transaction volume in 2022 of $2 billion or below.
