Stay with me because I promise the chips & queso have a point.

Some of my favorite chips and queso aren’t from a Mexican restaurant.

Real estate can be the same way.

Buyers hear a lot about new construction incentives, but resale sellers can offer some pretty great opportunities too—closing cost assistance, rate buydowns, repair credits, home warranties, appliances, price adjustments and other negotiable terms.

Don’t assume new construction is the only way to get a “deal.”

Sometimes the right resale home + the right offer can give you options you didn’t know were on the table.

And yes…the queso was really good.

Go ahead and make the wish. I’m not going to stop you.

But if buying a home is something you really want, the part that matters happens after the penny hits the water.

It’s figuring out:

• Where you stand right now
• What payment actually feels comfortable
• Which loan options might work for you
• What you need to work on before you’re ready
• And what your first step should be

You don’t have to be ready to buy today to start making a plan.

Sometimes the best first step is simply finding out what it would take to get there.

And hey… if the penny helps too, we’ll take it.

Picking a nail color is all about what I love.

Picking a paint color before selling your home? That’s all about what buyers will love.

Before you head to the paint store, here are three things to keep in mind:

• Choose neutral colors. Soft whites, greiges, and light warm grays help buyers picture themselves living in your home.

• Fresh paint creates a strong first impression. Even if the color stays neutral, a clean, freshly painted room signals that the home has been well cared for.

• Don’t paint just because you think you have to. Some rooms don’t need it, and your money may be better spent elsewhere. Every home is different.

If you’re thinking about selling, I’d rather help you decide where your budget will make the biggest impact before you spend a dollar.

Life isn’t only about checking things off your to-do list.

Make time for the people who make you laugh.
Enjoy the meal without rushing through it.
Find something that helps you slow down, even if it’s just for an afternoon.

Those moments have a way of filling your cup so you’re ready for everything waiting on the other side.

I love leaving little snack stations at some of my listings because let’s be honest… house hunting is exhausting.

Today my sellers had a showing, and the buyers enjoyed the snacks (which is exactly why they’re there!). But the wrappers and trash were left sitting in the house instead of being thrown away.

It’s a small thing, but it feels disrespectful to homeowners who are opening their home to strangers.

I want to keep doing thoughtful things like this… but moments like these make me wonder if I should.
