There’s a lot of chatter out there, so let’s cut through the noise with some straight-up facts. I’m dropping two slides from Keeping Current Matters (KCM)—seriously, they always deliver the goods.

First up, check out what happened to home prices after the last eight presidential elections. Spoiler: prices dipped only once—in 2008, thanks to the financial meltdown. So, if you’re thinking of buying or selling, this one’s for you.

The first slide shows what happened to home prices in the year following the last eight presidential elections. Only once, in 2008 during the financial crisis, did prices drop. This context can really help those considering buying or selling right now.

The second slide highlights home sales after presidential elections. Historically, sales only decreased after the inflation-heavy periods of 1980-1981 and 1988-1989.

When buyers hit a roadblock because they can’t find the perfect home, here’s what I *don’t* do: Sit back and wait for the market to turn or wait for their perfect home to hit the MLS.

Instead, here’s how we FIND the home:

• Use social media to advertise my client’s needs. Sounds a little strange but I’ve seen this work wonders.
• Launch targeted mailing campaigns in buyers’ dream neighborhoods and door knock! (I’ve actually gotten a listing this way!)
• Connect directly with For Sale by Owners.
• Call investors to inquire about off-market properties.
• Reach out to past clients who might be ready to sell.
• Scout new construction neighborhoods.

Yes, timing is everything in real estate, but waiting around for something to happen? Not how I roll.
