Most people lose money in real estate before construction even starts. The truth is, not every piece of land is actually worth building on.

Before we ever purchase a lot, we’re looking at three things: buildability, utilities, and zoning. Can we actually build on it? Does it have access to water and sewer? And does the zoning allow the type of project that makes financial sense?

A lot may look like an opportunity on the surface, but if the numbers don’t align with what the land allows you to build, it can quickly turn into a bad investment.

In real estate, pretty lots don’t matter. Numbers do.

When you understand the numbers, you realize why learning how to build homes is one of the biggest opportunities today. Texas alone is over 300,000 homes behind in housing, and the United States is currently facing a shortage of more than 3.8 million homes. That means the demand is already here. Families need places to live, cities are growing, and the market is still trying to catch up.

A lot of people think construction is too competitive, but the reality is the exact opposite. We have over 750 builders in our community, and even if every single one of them built 100 homes this year, it still wouldn’t even make a dent in the national housing shortage. That should tell you everything you need to know about the level of opportunity that exists right now.

There’s enough room for everybody to win. Enough deals, enough land, enough projects, and enough opportunity for people willing to learn the skill of building homes. This isn’t about chasing trends. This is about positioning yourself in an industry the country literally needs more of.

The people who learn how to build today won’t just make money, they’ll be part of solving one of the biggest problems in America while creating generational wealth at the same time.

I’ve never been the Guru type. Just a guy who learned a skill and had the passion to teach others. But don’t get it twisted. I still make ish happen. I still build, I’m still in the field, I’m still creating. But more importantly, I’m still evolving. And that comes with not having to prove it.

When you’re building a home, it doesn’t matter if you’re at rough-in plumbing, framing, or in your finish-out, something might come up. Plans might need to get adjusted. Materials might need to change. Timelines might shift. Problems might show up that weren’t there on paper. That’s not a sign that something is going wrong, that’s the process of building something real.

The same applies to your life and your business. If you’re expecting everything to go exactly how you planned it, you’re setting yourself up to be frustrated. Growth requires adjustment. Progress requires you to learn, pivot, and make better decisions with the information you gain along the way. If you’re not evolving, you’re not positioning yourself to win.

A good builder doesn’t panic when things change, they adapt and keep the project moving forward. That’s the mindset you have to carry into everything you do. Whether you’re building a house, growing a business, or working on yourself, there will always be moments where you have to figure it out.

No matter what stage you’re in, the answer is the same, keep building. Keep adapting. Keep evolving. Because forward motion is what separates people who finish from people who never get started.
