Most people lose money in real estate before construction even starts. The truth is, not every piece of land is actually worth building on.
Before we ever purchase a lot, we’re looking at three things: buildability, utilities, and zoning. Can we actually build on it? Does it have access to water and sewer? And does the zoning allow the type of project that makes financial sense?
A lot may look like an opportunity on the surface, but if the numbers don’t align with what the land allows you to build, it can quickly turn into a bad investment.
In real estate, pretty lots don’t matter. Numbers do.
