The next 60 days are slated to be the best window for buying a home for the foreseeable future! Hereโ€™s why:

1) Inventory is up across North Texas. What this means for you as the buyer is that you have choices! So many options across all price points. When inventory is up, I have the ability to negotiate hard for you! Want to ask the seller to buy down your interest rate? Done. Want to ask the seller to contribute to your closing costs? Done. Want to not be in competing offers and not pay over list price? Definitely! ๐Ÿ™Œ๐Ÿผ

2) The Fed is predicted to drop rates next month and again before the end of the year with the anticipation that we will be back in the 5s next year. For every 1% that rates drop, an estimated 5 million new buyers will enter the market. What I mentioned above will simply not take place at this point. We will be back into soaring market values, competing offers and low inventory. Currently rates are about 6.6%. (We can work with this number!)

3) Across DFW, we have seen the median home price drop by 1.2% this past year. This is the first decline in many years for our local market and one that buyers should absolutely take advantage of. Buyers have power that they havenโ€™t had in quite some time and Iโ€™d love to help navigate what that means for you. ๐ŸŽ‰

- multiple offers (aka bidding wars)
- paying over list price for a home

3 months and UP

Last week I received reports comparing Q2 of 2023 to Q2 of 2024. ๐Ÿ“Š

In these reports, every county shows at least three months of inventory or more.

That means that it would take at least three months to sell all of that inventory based on the rate of sales.

At this rate of sales and this level of inventory, it is safe to say that we are in a buyer's market.

Buyers have more inventory to pick from and the best price, location, and condition compared to the rest of the homes, will always go first.

On top of this inventory growth trend, we are also seeing a slight decrease of the overall sales price.

We have seen mortgage rates come down into the upper 6% range which has increased some market activity.

Many experts are expecting mortgage rates to end the year around 6.6% to 6.7% and potentially drop to around 6.2% to 6.3% throughout 2025.

It's been years since buyers have had as many options as they now have in our market.

If you're looking to sell and then buy a new home, the market has been extremely flexible.

I've worked with several sellers who are using a home sale contingency to ensure they can make their home sale work while still finding their next home.
