Lamar County Market Update: Homes + Land

Buyers: mortgage rates eased this week to about 7.48%, a two-week low, and home prices here are still about 7% below last year. You can refinance the rate later. You can't change the price you paid.

Sellers: we looked at about 60 recent Lamar County home sales. Homes that went under contract within 30 days sold for about 96% of their original asking price. Homes that sat 90+ days sold for about 90% or less. On a $250,000 home, that's roughly $15,000.

Land owners: a 164-acre hay tract sat through two price cuts. Once it was priced in line with what big tracts actually sell for, it went under contract in about 3½ weeks.

Recent closed prices per acre:
- Under 5 acres: ~$19,400
- 10–25 acres: ~$9,650
- 40–100 acres: ~$5,650
- 100+ acres: ~$5,950

Texas is a non-disclosure state, so closed numbers like these aren't on Zillow. House or acreage, I'll show you the closed sales before we talk price.

5 reasons your dollar is best spent locally in Paris.
5) About $0.68 of every dollar spent locally gets reinvested in your community. This isn't just about keeping money in the same spot. It's about making that money the most effective. When you spend your money inside of your community, it creates an economic synergy. You decide what businesses survive with your hard earned dollars.

4) You create a better place to live. Towns thriving with local, small businesses are just more interesting, culturally vibrant places to live. No one wants to live in a city dominated by national chains and big box stores. Ironically, if you want more variety and specialty options, think smaller. Not bigger.

3) Local businesses have to serve their communities well. They literally can't afford to offer a bad product or a substandard service. They don't have big, fancy marketing budgets to make up for it. So, every dollar and every customer counts. Most small businesses literally have their name on their buildings, so it's their reputation that's at stake, not just the bottom line.

2) Your dollar spent locally buys you access to real people, not a customer service line. Small business owners are passionate about what they do, so they are your best source of expert information on the subject. You don't have to worry about your call or your concern being outsourced to an overseas center. Chances are you'll be speaking to a knowledgeable business owner or employee when you shop locally.

Mortgage rates hit a one-year high last week (~7.57%). But here's what most people miss: home prices here are lower than a year ago. The median asking price is down about 7%.
Buyers: you can refinance the rate later. You can't change the price you paid.
Sellers: homes are still selling. 26 closed in the last two weeks, and half sold for 97.5% of asking or better. Homes priced right went under contract in under a month.

Land: Price per acre comes down to size and what's on the property. Recent closings ranged from about $20,700/acre on small tracts to $6,400/acre on 57 acres. On 40–100 acre tracts, utilities at the road added roughly $2,000/acre.
