I always tell my clients, “If it’s not a heck yes, then it’s a heck no!” Whether you’re a first-time buyer or a seasoned property owner, listening to your gut is most definitely part of the home-buying process. ⁣⁣

Sometimes a property is wrong in a million glaring ways. Other times, a property checks all the boxes, but that “heck yes!” just isn’t there. I’ll never pressure my client-friends to take the plunge if they have any reservations—no matter how small. The right property is out there. We just gotta find it!⁣⁣

One thing’s for sure when buying a house- it can be E M O T I O N A L! Here is my strategy for determining your top priorities while house hunting - so that you can make a logical decision rather than an emotional one! ⁣

When you start the house hunting process, it’s easy to get caught up in all the “extra” features, which could cause you to potentially neglect the important things (like location, lot size, the ‘why’ behind your buying decision, etc). So I wanted to share the steps I walk my buyers through to make sure they’re buying a home that meets their top priorities.⁣

STEP 1: Start by doing a dream home brain dump – pull up a google doc or get out a notebook. Write down every realistic feature you would love in a home to get started. Everything from a walk in closet to a fenced in backyard. If it’s a feature you’d love, it goes on this list! Have your spouse or significant other do this too.⁣

STEP 2: Next you’re going to put these in order of importance. Go through and number them in order of your top 10 (and order them most important to least important from 1-10). If natural light is a major want, then make sure you prioritize that because it’s something you won’t be able to change.⁣

STEP 3: Go through the list and determine what cannot be changed. The square footage, lot size, natural light, location, view, etc.⁣

STEP 4: Now go through and determine which of these 10 items holds priority over each other. For example, would you trade hardwood floors for having an office space? Think of it like “would you rather style” where you have to pick one over the other.⁣

STEP 5: Come up with your absolute 3 must haves. Highlight or circle those features and keep your list in the notes app on your phone or in a notebook you can bring with you to showings.⁣

By having done this activity, you’ll be able to make smarter, logical home buying decisions that ensure you end up with a house that fits what is most important to you.

Buying your first rental property can be super scary—but it doesn't have to be. ⁣⁣

If you’ve been reading, researching, and chatting it up about investing in a rental, here are a few thoughts to throw into the mix: ⁣⁣
⁣⁣
1. Make sure you’re okay being a landlord. When things break, flood, drip, or fall, you’ll be the one your tenants call. Will you handle repair and maintenance yourself? Or will you hire a contractor? Be honest with yourself about what it takes—and what it costs—to be a landlord.⁣⁣

2. Watch out for rental restrictions. Companies like Airbnb and VRBO are hugely popular, so much so that many areas have passed short-term rental restrictions. You’ll want to keep that in mind when thinking about where to buy property.⁣⁣

3. Secure a downpayment. To purchase an investment property, you’re going to need a large down payment. Because PMI isn’t available on non-primary residences, you’ll need at least 20%.⁣⁣

4. Start with a single-family home. A single-family rental requires less maintenance than multi-family or commercial, plus there’s less wear and tear to handle.⁣⁣

5. Buy a rental with outdoor space if possible. Renters love private outdoor spaces—especially for their pets. A fenced yard, spacious patio, or screened porch will help your property stand out from the rest.⁣⁣
