DFW new construction can look completely different from one city to the next. The same budget may buy a cottage, townhome, larger suburban home or something with stronger builder incentives depending on location. Don't eliminate areas before seeing what your money can actually buy.

Three $400K homes can have three very different monthly payments.
Taxes, insurance, HOA/PID/MUD where applicable, interest rate and builder financing can change the real monthly number. This is why I tell buyers: don't shop by price alone. Compare the payment and total community costs before deciding which home is the better value.

Sometimes the opportunity is the financing. Sometimes it's closing cost help. Sometimes it's a premium homesite with no added premium. Sometimes it's a completed home the builder wants sold now. That's why I watch the new-construction market differently than someone casually scrolling listings.
