Not all transactions are pure happiness. Some are bittersweet and end with tears and hugs at the closing table. These sellers just also happened to be some of my best friends (and our kids are best friends too). They’ve built a beautiful life with tons of friends and are deeply rooted in the Castle Rock community. But they knew it was time for a change and a new work opportunity gave them just that.

There is no bigger honor than getting to help those you love and care about start their next chapter. I’ll end this with what my friend said during our final goodbyes, “Don’t you dare think that you are getting rid of me this easily!”

Nothing makes me happier than bringing families together! Helping grandparents find their Colorado home so they can be there for their kids and grandkids fills my heart.

This process was bumpier than it looks though. We learned this summer that there are a lot of retirees looking for updated ranches in Castle Rock. When most homes are sitting on the market, my buyers got in FOUR bidding wars (most of which were paying cash)!

Lucky for us, we got them under contract on the best house of all —the closest to family and best priced. Sometimes you have to trust God and trust the process like these clients did.

Congrats to this sweet family (and congrats to my friends who will be getting some free babysitting from time to time now 😜)!

This one is bittersweet because it was our own family home. While it’s a relief to finally be done with the buying and selling process that spanned 5 months, it’s also a home that held a lot of memories for our family. It was the home that got us out to Colorado. It made a great landing pad for our family and helped us get rooted in this community.

Selling your own home is not for the faint of heart, especially in this shifting market. This sale came with it’s own set of challenges and honestly, it’s a relief to be on the other side now.

We knew we were up against a tough market and steep competition with this one. With 3 comparable houses for sale on the same street and extended days on market, finding ways to stand out was key. I got creative with marketing both inside the home and online. We brought the home to the market with a very competitive price. We found ways to stand out against the competition and it paid off when we got a cash offer in just 18 days on market (neighborhood average is 57 days).

I’m so excited for these sweet clients to be able to move back home to be near family and thankful to be a part of that journey!

PS: I met these clients here on Instagram! So if you are reading this and wondering, should I reach out to her? Will it be weird if we’ve never talked before? The answer is no. Who knows we might even end up friends trading book recommendations by the end of it!

Splash pad season officially kicked off this weekend! Most of the local splash pads are open Memorial Day through Labor Day here in Douglas County. Are your kids as obsessed as mine? If so, be sure to add my top 5 to your summer bucket list!

☀️Phillip S. Miller Park (1375 W Plum Creek Pkwy, Castle Rock): Also known as the MAC, my favorite thing about this splash pad is the covered seating area for parents (thank you to whoever planned that one!).

☀️Festival Park (300 2nd St, Castle Rock): Conveniently located downtown, I love how central this one is. It’s so easy to grab a bite to eat for lunch at one of the local restaurants or even grab some ice cream at Glacier after the fun.

☀️Elk Ridge Park (7005 Mira Vista Ln, Castle Pines): This park always provides endless hours of fun for my kids during the summer. They can play at the splash pad or take a break and enjoy the park. Best part is I can see both areas easily so no losing kids!

☀️Civic Green Park (9370 S Ridgeline Blvd, Highlands Ranch): Not only does this park have a classic splash pad area but it also has a man made stream that my kids love taking toys in and exploring.

☀️Discovery Park (20115 Mainstreet, Parker): This one in Parker is a gem! I love that it’s right outside of the library so you can enjoy story time then a quick cool off in the water. You can make a whole morning out of it!

Back to back closings! This one was a fun challenge. It always is when you are buying and selling at the same time (especially when toddlers are involved). We got them to both finish lines for a seamless transition into their new home.

On the sale side, we got them an over asking offer first weekend on market. On the buy side, we got them double the square footage under the asking price! We had a lot of moving parts with this one with FOUR back to back closings lined up like domino pieces that all needed to go smoothly. Good communication from clients, agents and the title companies ensured four smooth closings in all.

Congrats to my clients! I’m so excited to hear how much their littles enjoy the big backyard this summer.

Some transactions are smooth sailing and then others… well they throw you and your clients for loop after loop. Those loops are a lot easier to weather if you’ve got a good team and did we ever have a good team on this one! Understanding and patient clients and a team of agents who all worked together seamlessly to get this one to the finish line. I’ll miss our group chats but happy for our clients and their next step!

Little kids come with a lot of big stuff. So when this family told me they needed to double their square footage, the search was on! Not only did we MORE than double their square footage, we also got them a large quarter acre lot in a quiet neighborhood.

My favorite part of touring this home was watching their little kiddos run laps in the big backyard. Soon it will be the backyard they grow up in and make memories. 🥹

Now time to get their current home sold!
