🌟 NOT EVERYONE BUYS A HOUSE ON THE FIRST TRY… AND THAT’S OKAY! 🌟

Many people dream of owning a home, but not everyone is 100% ready or qualifies right away.
That doesn’t mean you won’t get there; it just means your journey will look a little different, and that’s perfectly fine. 🏡💪

The most important thing is to take the first step: talk to a professional who can guide you. That’s where your real preparation begins.

✨ Because the truth is...
👉 Every case is unique.
👉 Not all programs work the same for everyone.
👉 What worked for your neighbor, your friend, or your cousin might not be ideal for you.

💡 A few things many people don’t know:

✔️ Closing an old credit account can actually lower your score, even if you mean well.

✔️ Your rental history needs to be verified in specific ways for it to count toward your approval, and depending on the program, it can also affect your down payment amount.

✔️ Some loans allow lower credit scores if you have a higher down payment.

✔️ Some institutions offer special programs that others don’t.

✔️ There are “No Doc” or “Bank Statement Loans” designed for self-employed borrowers or those with variable income.

✔️ Many don’t know that FHA, VA, and some conventional loans allow gift funds for the down payment or closing costs, as long as they come from a family member or documented relationship.
You just need a gift letter and to show where the money came from.

✔️ Builders often offer thousands in incentives if you use their lender.
👉 Tip: Compare it with your own lender; sometimes another bank can match the incentive or offer a better rate.

✔️ You can request a 2-1 Buydown or 3-2-1 Buydown, where your interest rate is temporarily reduced for the first few years (paid by the seller or builder).
This helps you qualify with lower payments while your income increases.

✔️ ...and much more, just talk to a professional to start getting ready for that big step.

🏡 Do you know what PITI is in your monthly mortgage payment?

When you buy a home, your monthly payment doesn’t just include your mortgage and interest. PITI represents everything you actually pay each month:

💰 P – Principal: The portion that reduces your loan balance.
🏦 I – Interest: What you pay the bank for lending you the money.
🏡 T – Taxes: Property taxes you pay to the county, usually included in your monthly payment.
🛡️ I – Insurance: Your homeowner’s insurance and sometimes mortgage insurance.

Most people focus only on the interest rate, and that’s okay; it’s important!
But did you know that the T and I (taxes and insurance) can change every year?

📈 In recent years, many properties have seen significant increases in property taxes.
And those increases can make your monthly payment go up by hundreds of dollars, impacting your budget.
