Real Estate Hot Takes with Sylvia

Just because it’s NEW doesn’t mean it’s BETTER.

Case in point: this linen closet.

The shelves are so long that you can barely access half of them through the single door. At some point, someone should have realized this closet needed double doors.

Somewhere a builder looked at this and said, “Yep, that’ll work.”

This one means a lot because it came from a fellow agent who knows exactly how much work can happen behind the scenes.

This was not an easy transaction, but we stayed focused, communicated clearly, solved problems as they came up, and got it to the closing table.

It’s not the market. It’s not the buyer. It’s not even the agent.

It’s a series of small decisions made in the first week of listing that quietly compound into a number that shocks them at the closing table.

The pricing strategy. The timing. The preparation, or lack of it. The offers they accepted or didn’t.

By the time most sellers find out what those decisions actually cost them, it’s too late to go back.

I walk every seller through this before we ever talk about list price. Because the difference between what you expect to walk away with and what you actually do almost always comes down to what happened before Day 1.

The home features buyers are paying a premium for right now that didn’t exist on buyer wish lists five years ago.

Solar panels that are owned, not leased. Buyers have learned the difference and a leased system is no longer the selling point sellers think it is.

EV charging in the garage. This has moved from a nice to have to a deal factor for a growing segment of buyers, and that segment is getting larger every year.

Spray foam insulation. It doesn’t photograph well and nobody puts it in the listing description but buyers who know about it get excited. Lower utility bills are a financial feature, not just an environmental one.

Induction cooktops. A few years ago buyers weren’t asking about them. Now they’re specifically requesting them.

Energy efficient windows and doors with actual ratings attached. Not just “newer windows.” Buyers are asking for the specs.

The buyers who care about these features are also typically the buyers who close. They’ve done their research, they know what they want, and they’re not shopping on emotion alone.

Lighting is the first thing buyers feel and the last thing sellers think about.

Before every listing I walk through the house specifically looking at light. Not the fixtures. The light itself. How it moves through the rooms, where the dark spots are, what the photos are going to look like when the photographer shows up.

The sellers who make these changes before we list consistently show better, photograph better, and get more showings in the first week. None of these are expensive. Most take an afternoon.

Square footage is fixed. How a room feels is not.

These five changes cost almost nothing and make every room show better whether you’re selling or just want your home to feel more spacious this spring.

The biggest mistake I see sellers make is thinking square footage is the problem. It almost never is.
