Texas homes that sold in July averaged 63 days on market. Homes still sitting at the end of the month averaged 92 days.

That 29 day gap is not about the season. It is about the first two weeks: price, photos and access. The median seller price cut was 13,000 dollars, which is what finding out the hard way costs.

TxDOT's Hunt County report for September 19 lists lane closures on FM 2642 between Interstate 30 and Highway 66, and on FM 36 from US 380 to Highway 66. Those are the roads a lot of you use to get to Dallas.

The bigger Interstate 30 project through Greenville is designed and federally cleared, but there is no published construction start date, so do not plan around one.

If you are house hunting, drive your route at the hour you would actually drive it.

The county proposed 33.4612 cents, which is exactly its no new revenue rate. Greenville noticed 57.6 cents, just under its own. The hospital district noticed a hearing to adopt above its no new revenue rate.

Save this before your next Home Depot run. 🧰

Ten small things that do more for a house this time of year than anything expensive you could buy instead — and every one of them is in the store you are already going to this weekend.

Water-leak alarms under the sinks and behind the washer. Downspout extensions. Foam outlet gaskets. Clear exterior caulk. A dryer vent kit — the line, not just the lint trap. A furnace filter, and buy two so the next change is already handled. Faucet covers before the first freeze. A door sweep if you can see daylight underneath. A gutter scoop. And a moisture meter, for the spots you have been wondering about.

The one I actually love: a small clear tote labeled HOUSE FIX BOX. Touch-up paint info, spare cabinet hardware, furniture pads, picture hooks, extra bulbs, leftover tile. Every house has these parts scattered across four different drawers, and the day you need one you will not find it.
