SELLERS: Before you list your home, you need to understand this

One of the biggest surprises I see for sellers in Frisco and nearby cities like Prosper, Plano, and Celina is closing costs. Before you accept an offer, it is important to know what will come out of your proceeds at closing. Most sellers should expect around 6% to 10% of the sale price.

Here is what that usually includes 👇

🏡 Commissions — typically the largest expense at 3% to 6%
💸 Transfer taxes — location dependent
📋 Title + escrow — generally a few hundred to a few thousand dollars
🏦 Property taxes — prorated through closing
🤝 Concessions — sometimes negotiated at 1% to 3%
🏘️ HOA fees — if your neighborhood has one

Everything is handled at closing, so you are not writing upfront checks, but you do want to plan ahead so there are no surprises. I am happy to walk you through your exact numbers anytime.
