I started a QOZF back in 2021/22 and never really raised any funds as I was busy working on projects. I successfully excited all but one of the projects and low and behold it sits in a Ozone-it is the last residential project I will finish before I start on commercial new builds.
I am seeking $250,000 for acquisition ($130,000) and rehab ($120,000) of a 4,500 sq ft brick home Built in 1920. ARV will be $380,00-$400k upon completion with projected appreciation upward of $500k within 36-48 months. 10’s of billions of investments in healthcare within 1-2 miles of the project site.

I have a bit of experience with major value add projects like this one-I have successfully acquired and excited multiple in this same area over the past decade and from that success have a waitlist of co-development opportunities including but not limited too

-a 20 unit with 2000 sqft commercial space developing into workforce development housing, skilled trades and technology training
- as well as 2 other co-development new build multifamily 8-16 unit energy efficient carbon neutral projects
