It’s officially crunch time at the State Fair of Texas 🤠

I rounded up the 2026 Big Tex Choice Awards winners + finalists, plus a few of the Fair classics that are always worth making room for. From Fletcher’s Chocolate Corny Dog to Burger Chop Tater Tacos and the Tropical Coco Fresca, there is absolutely no shortage of questionable-but-delicious decisions to be made!

A lot of real estate advice sounds smart because it’s been repeated for years…

“Wait until spring.” “Price it high and come down later.” “You need 20% down.” None of those ideas are automatically right or wrong on their own.

Timing depends on what else is on the market. Pricing depends on how buyers are responding right now. Financing depends on the loan options available to you and what actually makes sense for your budget.

That’s why I’d rather give someone context than a canned answer.

Buying a home comes with a lot of questions… and if you’re someone who can turn one question into 17 more, this one’s for you

“What if something better comes up?”
“Are we paying too much?”
“Should we just wait?”
“What if we miss something?”
“What if we regret it?”

All completely normal thoughts!

The goal isn’t to eliminate every question or find a home with absolutely zero uncertainty. It’s to have the information, perspective and guidance to know which questions actually need answers—and which ones are simply your brain looking for one more reason to hesitate.

Because yes, something better could always come along. But there will also always be another house, another opinion and another “what if.”

At some point, you have to trust the work you’ve done, trust the numbers, and trust your decision.

And if you’re worried about missing something? That’s what I’m here for. You’re allowed to just like the house ❤️
