With Inventory being so low here in DFW many people are looking at new home construction.. But what are really some of the pros AND Cons..

Pros
✅ You get to pick the design if started from ground up
✅ Energy efficient
✅ Saves on utilities
✅ low maintenance for many years
✅10 year foundation warranty on many
✅warranty of appliances and home it self
✅ Many builders will pay for some closing cost (title insurance, ect)

Cons
❌ If started from the ground up can take months to finish
❌ Typically cost more
❌ Very little large trees or mature landscaping
❌ Smaller backyards
❌ To get incentives you HAVE to use their title company and Lender
❌ You are not encouraged to have Realtor representation, which means no one is on your side during negotiations

While not all builders are built the same 😉 there are some amazing builders as well as not so great ones. So this pros and cons list doesn't apply to all. If you have been thinking about a New Build we have some GREAT resources for builders as well as Lenders that accompany them.

Just because one lender may not be able to approved you or what they are offering doesn't fit your needs DOES NOT mean there are not other options out there!

Just yesterday we met with a Lender that for people who are 62 years or older can literally buy a 350K home for less then 200K cash (a reverse mortgage for actually buying a home not a refinance)

Or the Lenders that offer down payment assistance! Which means if you qualify you don't have to bring cash to closing!

Self employed? Theres lenders that will do one year tax returns and not the normal 2..

It could be a simple credit fix, it may take a couple of months but 3 months waiting for you to start investing in yourself is nothing.

We just have to think outside of the box sometimes!! But don't take that "NO" as the end result!

Fun Real Estate Facts!

The Boeing Everett Factory in Everett, Washington is the largest building (by volume) in the world 😳 with 472 MILLION cubic feet of total volume

The Boeing Everett plant employs roughly 30,000 people and it basically functions like a small city with cafes, a day care, a credit union, and even a water treatment plant.

The mural on the 6 big doors of the factory is the largest digital graphic in the world.

The factory has over 1,000,000 light bulbs. We wonder what the electric bill looks like!! 💡

There are 2.33 miles of pedestrian tunnels under the factory to help workers move from point A to point B more effectively.

There factory has over 1,300 bicycles and tricycles used by employees to get around.

But the coolest fact (we think) is that before it installed the new air system the building was so big rain clouds would actually form in the ceilings of the building! 🌨
