Heads up folks!

Most of the time, leased solar panels do NOT add value to your house when you sell. In fact, until the panels are paid off and there is no contract or other financial obligations that potential buyers will have to obtain, having leased solar panels will hinder you ability to sell your house for market value.

I've seen some solar panel contracts that require the owner to pay $300+ monthly on top of the electric bill. Those payments may increase in time and the company may not buy back any electricity. The contract lengths I've seen are between 25 and 45 years. This is a HUGE obligation that is likely to be passed on to the next owner.

I have yet to find anyone that has a positive experience with leased solar panels. If that is you, please comment and tell me the other side of this scenario. Why would a buyer ever take on a decades long financial obligation that increases with time, without significant benefits?

I've seen a lot of advertising lately for companies that want to buy houses. Many of these companies advertise cash offers, but what they don't tell you is why that might be desirable to you as a homeowner/seller. One advertises that they will buy your house and lease it back to you until you are ready to move, if ever.

The advantage of a cash offer is typically a quick close and no repairs, however that can change once these companies view or inspect the property. I'm not sure what advantage there is to selling your house then leasing it back. I can't imagine that the math works for sellers on those deals. Some of these companies are wholesalers who will get the property under contract then resell it to another buyer for a higher price.

If you are considering selling your house to a company like this, I urge you to remember that they are in business to make a profit. And that profit most likely is coming out of the sellers pocket. Their primary targets are desperate sellers who are willing to choose time over money or want to just get the sale done.
