Do you need a realtor, if you are purchasing new construction from a builder??
YES!! You need a Realtor!
Why??
*Realtors know real estate contracts!! Unless you have studied these contracts, you can easily be taken advantage of!
*The price of new contruction IS NEGOTIABLE! Builders Reps love it when you come in and pay full price, but you don’t have to!
*Are you aware of what real estate fees are generally paid for by sellers? Buyers?? If you aren’t, it’s likely that you are paying all the fees…not just the buyer fees!
*Inspections-Why would I get an inspections, the house is new and under warranty?? You are correct, but I have sold homes that are 1-2 years old and they have issues that would have been caught in an inspection. Those things haven’t caused any issues for the owner and they are not under warranty any longer…but, the buyer wants them fixed because they did get an inspection! Who has to pay??? Usually the seller of the almost new home!
Won’t the home builder just charge me more because they have to pay my realtor commission??
New Construction has commission built in and the builder is going to pocket that money-they won’t be crediting the buyer. You won’t owe the realtor fees-those are paid by the builder!
I have seen several friends make this crucial mistake in the last few weeks! I felt I should post here, just to help others thinking about New Construction. Hire a professional!! If you go into new construction to take a look, make sure you tell the Builders Rep that you are working with a realtor. We do not have to be present when you take your first look!
