Part 3 of 3: Looking Ahead

In October 2024, Hurricane Milton tore through Crossings at 66th. 34 units, gone overnight. Nearly two years later — with an insurance claim valued at up to $7M supporting the rebuild — I can finally say we're seeing the payoff.

I won't pretend this was easy. There were months where progress felt invisible — permits, contractors, county inspections, insurance back-and-forth. But our first 10 renovated units are done and in final walkthroughs, with 10 more close behind. We staged a model unit so you can see exactly what we've built, and we've already preleased one of the new units at a $300 monthly premium. That tells me the work is paying off.
It's been a long, and at times painful, road. But every building now has a brand new roof, and soon all 34 units will be the newest and best-finished units at the property. I genuinely believe we're coming out of this stronger than we went in.

None of this happens without the people who stuck with us. Thank you to our partners and investors for your patience and trust through this, and to our team at TAAS for the work that got us here.

Part 2 of 3: The Work Behind the Recovery

Once the storm passed, our focus shifted from emergency response to recovery.

Restoring Crossings at 66th required far more than making repairs. Our team worked closely with engineers, insurance adjusters, our lender, contractors, and local officials to develop a clear plan and keep the project moving forward.

Over the following months, roofs were replaced, damaged apartments were fully rehabilitated, and critical repairs were completed throughout the property. Every phase required careful planning, coordination, and a commitment to restoring the community the right way.

These photos capture the work behind the scenes—work that reflects the dedication of our team and partners throughout the recovery process.

Over the next week, we're sharing a three-part look at the recovery at Crossings at 66th — from the initial damage, to navigating insurance and lender requirements, to the extensive repairs and unit rehabilitations that followed, as well as the future for this property. This is Part 1/3.

In October 2024, Hurricane Milton came through the Tampa Bay area and hit Crossings at 66th hard. Multiple buildings lost their roofs entirely. Residents had to be evacuated. The assessed damage exceeded $7M — the kind of event that tests whether an operator has the systems, relationships, and expertise to see it through.

From the moment we could get on site, our priority was clear — a safe working environment for our staff, our residents, and protecting the investment for our partners.

The photos we're sharing today are from the beginning. Over the next week we'll show you where things stand now.

We're grateful to everyone who has been part of this — our residents for their patience, and the team on the ground who showed up every day to get it done.

Sam Rayburn Townhomes
Our amenity center has now reached full structural completion, with MEP rough-ins underway and construction continuing on the resort-style pool and pickleball courts.

At the same time, leasing activity continues as residents and prospects respond positively to the community and the lifestyle being created in Melissa, Texas.

The combination of thoughtfully designed homes, private yards, smart-home features, and upcoming amenities is helping bring our vision for the community to life.

We're proud of the progress being made by our construction, leasing, and operations teams and appreciate the efforts of everyone involved in bringing this project together.

We look forward to sharing additional milestones as we move closer to completion.

Today, we pause to remember and honor the brave men and women who made the ultimate sacrifice for our country. Their courage, sacrifice, and unwavering commitment have given us the freedoms we enjoy today.

As we spend time with family and loved ones this Memorial Day, we remember those who gave everything in service to our nation.

Our monument sign is now installed at Townhomes at Sam Rayburn—something that once existed only on paper is now a place families are beginning to call home.

What started as raw agricultural land has been transformed through entitlements, development, and vertical construction into a thoughtfully built Build-to-Rent community.

Where there was once open land, there are now kids playing, families walking, and bikes moving through the neighborhood—bringing the community to life.

With leases already signed and residents beginning to move in, that vision is now a reality.
