Never allow a realtor to shame you for Renting until TIME for you to purchase

I know people sitting in 5,000 square foot houses right now who feel completely trapped and would never tell a single person.

The house looked incredible from the outside. The financial plan inside was a disaster.

Here's what nobody talks about when they buy more house than they should.

The mortgage payment is just the beginning. Property taxes. Homeowners insurance. HOA fees. Utilities on 4,000 square feet. Maintenance on 4,000 square feet. Landscaping. The inevitable repair that shows up six months after you close.

A study from Harvard's Joint Center for Housing Studies found that homeowners spend an average of 1 to 4% of their home's value annually on maintenance alone.

The booming town of Melissa continues to grow. The Wilbow Corp. has announced plans for Riverstone Estates, a master-planned community in the Collin County town north of McKinney.

When fully completed, there will be 650 homes on nearly 270 acres, located south of the Collin County Outer Loop and west of U.S. 75.
Lot sizes of 50 and 60 feet will be ready for home construction in early 2027. Homes are expected to be priced between $500,000 and $700,000. An amenity center will be constructed sometime next year, and the first homes are expected by late 2027. The development’s value is estimated at more than $500 million at full completion. Wilbow is part of the Australian-based Wilbow Group that has built several master-planned communities through the Metroplex, including McKinney, Celina and Prosper which have exploded in population growth over the past 10 years. Melissa has grown by more than 300% in the past 10 years, from about 5,000 in 2015 to an estimated more than 30,000 in late 2025.

Boomers Still Hold Largest Share of Home Wealth!

U.S.: Boomers may be on the low side of mastering technical aspects of their smart-driven homes, but they certainly make up for it where it truly counts: home value. Americans 70 and above have gained the most home wealth, says a new report from Redfin. According to the real estate tech company’s analysis of the Q3 2025 real estate industry, Boomers accounted for 26% of the nation’s real estate wealth. The percentage has gone up steadily since 1989 when it was 14.6%. And another class of “boomers,” those in the 55-69 age range, may have lost a few steps in their real estate value but still own the largest share of real estate wealth in the country at 35.3%, down from 37.7% in 2013. As for Gen X, those in the 40-54 age group, they have lost the most. It once held a high of 39.2% in 2001 but has been surpassed by those 55 and older. And for those under age 40, real estate wealth has decreased from 21.9% in 1989 to 12.6% last year. Boomers have been able to build home wealth mostly by staying in their homes as their value has increased. Gen Xers and younger have faced higher home prices, and over the past several years, higher mortgage rates and related homeownership costs.

U.S.: Mortgage rates surged this week as worries increased over jobs, inflation and rising oil and gasoline prices tied to the war in Iran. The popular 30-year fixed mortgage rose to 6.22%, up from 6.11% and nearly a quarter-percentage point higher from its nearly three-year low of 5.98% in late February. Although the Fed left its benchmark rate unchanged this week, the yield on the 10-year Treasury bonds, which impact mortgage rates, has increased due to concerns over the economy and inflation.


DFW: The Dallas Mavericks are hoping to stay in downtown Dallas, but there’s a catch. A big one. They need 50 acres of land to develop an entertainment zone. Nothing exists at the moment, and the NBA team is short on time. Over the past several months, city leaders have discussed the possibility of spending millions of dollars on renovating the aging and crumbling Dallas City Hall or relocating city operations to another site. The team and the city have yet to discuss any options there. The team’s lease at American Airlines Center expires in 2031 and it needs to find enough space to build an arena, practice facility, corporate headquarters, a medical facility, entertainment venues and possibly a high-end hotel. The team has other options in Dallas, including the former Valley View Mall along Interstate 635 in North Dallas.

Mortgage Rates Hit 15-month Low in Early August!!!

U.S.: Act fast and don’t blink if you’ve been on the fence on buying a new home. Mortgage rates are down to their lowest level in more than a year. Freddie Mac says that rates on a 30-year fixed-rate mortgage dropped to 6.47% in the first week of August, the lowest since May of last year. Housing industry analysts have indicated that there have been some positive signs for the home market over the past several weeks. Prices remain steady and listings nationally in June were up 23% from June 2023 and the inventory hit a more than four-month supply, the highest in four years. Rates were as high as 7.79 last October

When the delegates met in the summer of 1776 to decide if a new nation should be created, there was much discussion about if they should and if so, how to begin a new nation. In the midst of the dissension and debate, they turned to Benjamin Franklin, the oldest and most renown delegate. He rose to his feet and delivered a brief message based on Psalm 127 that resulted in the Declaration of Independence.
