All Realtors ask for a Tenant Representation Agreement for everyone 18+ that will be on the lease. It ensures we’re working in your best interest and allows us to show properties and negotiate for you.

2. Realtors Work to Keep It Free for You – But Budget Just in Case
We work hard to make sure you have no out-of-pocket expenses—apartments typically pay us. But if we find the perfect home that doesn’t compensate your agent, the fee would be your responsibility. Include that in your budgeting so there are no surprises.

3. We Can Save You Time & Money
We know where the deals are, have access to listings you might miss, and can often negotiate better terms for you.

4. Be Honest About Your Situation

Thinking about renting your next apartment or home? 🏡✨
Here’s what you NEED to know before you apply (and save yourself headaches later!):

1️⃣ Everyone 18+ must apply – landlords want a full picture of who’s living there.
2️⃣ Income needs to be 2–3x the rent – proof of income is a must.
3️⃣ Background checks are standard – criminal history is reviewed.
4️⃣ Credit score matters – aim for 600+, but higher is always better.
5️⃣ Collections? Handle them first – especially old apartment debts.
6️⃣ Prior evictions? Be ready with documents and explanations.

Other things to consider:
• Pet policies & deposits 🐶🐱
• Application & admin fees (non-refundable) 💸
• Rental history – solid references go a long way.
• ID verification – have valid government-issued ID ready.
• Timing – start looking 30-60 days before move-in.

Being prepared = getting APPROVED! 🙌
