One of the biggest misconceptions future homebuyers have is that they need to save 20% before they start looking. 3% down is the minimum required for a first-time buyer on a conventional loan and 5% is required for repeat homebuyers (anyone who has owned a home in the previous three years). FHA loans would need 3.5% and there are grant programs available to cover most or all of that. And VA and USDA loans often require zero down! Homebuyers should plan to have at least 3 - 6% saved to cover down payment and closing costs.
