🚨BUYERS & SELLERS: If you’ve been waiting on the market since 2021… what exactly are you waiting for?

I spent tonight studying housing trends going back to 2021 across Dallas, Tarrant, Collin and Ellis counties, plus Denton.

The market DID change but not how most people expected.

In 2021, buyers had almost NO SAY. There weren’t enough homes. People were rushed, fighting multiple offers and sometimes buying whatever they could get.

So people waited for prices to crash.

They didn’t.

Instead, buyers got something they didn’t have then:
More homes. More time. More choices. And more things we can ask sellers and builders to pay for.

Several of the markets I studied are now around 4–5 months of housing inventory.

But here’s what those charts DON’T show…

I’ve been able to negotiate significant incentives and, on some transactions, rate buydowns approaching 2 percentage points. Which equals significantly lower payments and more approval !

🏡 SELLERS: If you’re holding onto a low rate, remember this:

When you sell, you become the buyer.

So we’re not only looking at the rate you’re giving up. We’re looking at your equity AND what we may be able to negotiate on the home you’re moving into.

2021 gave us lower rates but buyers had almost no say.
2026 gives us more choices and more ways to make the numbers work.

There is no perfect market.

The opportunity just changes.

So whether you’re BUYING or SELLING, stop asking:

“Should I keep waiting?”

Start asking:
“What can you make THIS market do for me?”
