Debarah "Your HOMEgirl" Jones  Broker Back in 2016 I was getting ready to get out the military and wanted to work for myself. I prayed and fasted and God lead me to real estate. I came out running.

It is important to have the right real estate agent - one who is professional personal and committed to helping you buy or sell your home with the highest level of expertise! The original reason to get into real estate was to flip properties, but I went ahead and got my real estate license so that I can sell the properties once I flip them to save me money. I was newly divorced with a mortgage and

now a single mom to a 3 year old. I had no choice but to grind. I did 1.9 million in sales my first year which is not common at all. I was desperate to make this work. And year after year I grew. By my second year I built a team under me. I had enough business to give them leads. I saw no REALTOR had any billboards up in my hometown of Tyler, TX where I started my business. So guess what I did? I brought the biggest board on the busiest road. After having it up for a year I started I started to see them pop up so I took mine down. Welp I wasn’t done. I didn’t see any commercials so I had FOX 51 direct mine and boy was it a hit. . I had to set myself apart and it worked. I was a big fish in a little pond (quoted from by my mentor at the time) I had a few people ask me how I became so successful so fast and I said God and doing what others didn’t want to do. I was walking in Gods will for my life. Thus my personal scripture is Psalms 46:5. “God is within her, she will not fail”. I continued to push my limits and my business has grown so much it was time for me to move to the DFW area. Now I’m the little fish in the big pond. Nevertheless I didn’t settle and now 8 years later I opened my own Real Estate Brokerage. Most agents it takes 10-15 years to become a Broker because of the amount of points needed to qualify to even take the test. The points is based on sales and transactions and CE classes. I was ready at my 6 year mark because I have my Bachelor’s Degree and that along knocks off 600+ points. But mentally I wasn’t ready. And as of April 4th 2024 I have met my goal and now it’s time for me to hit the ground again but since I have knowledge now I can work smarter and not harder. Give me 2 years and you will meet the person that is my inspiration.

Just wanted to update you that the “Buy Now / Pay Later” (BNPL) loans are starting to be reported to the credit agencies.

That could potentially help / hurt buyer’s credit scores.

What are “Buy Now / Pay Later” (BNPL) loans?

Buy Now, Pay Later (BNPL) services are a popular way to finance purchases, allowing consumers to get their goods immediately and pay for them over a series of installments. Most of these are done online when you finance your cart purchase.

Affirm,
Klarna,
Afterpay,
PayPal Credit and many others

So, in the past, when we see these on the borrower’s bank statements, we would have to verify how many more payments are left as they may/may not have to be included it DTI calculations, now these will report to credit.

So, if the borrower has several of these it could potentially drop their scores significantly.
