The reality of, and not so glamorous side of real estate… Today I met a friend and her family member to look at condos in McKinney for purchase. I had 5 scheduled. The first one we met at had the front door where we had to walk through the grass to get to the front door where the lockbox was. I was all bundled up in jeans, a sweater and my trusty cowgirl boots, but little did I know I was in for a crappy day - literally! I noticed landmines, or dog 💩, on the way to the front door and cautioned my client to watch his step. I mean, who wants a side of p**p with their potential new home? Upon leaving, I pointed out the offending pile again, because, well, someone's gotta do it. Then I got in my jeep and immediately regretted not bringing a gas mask. I had to roll down my windows on the way to the next showing, because, let's just say my boots had acquired a rather... pungent aroma. When we arrived at the next property, I decided to leave my boots at the door, because I'm pretty sure the sellers didn't want a souvenir from the previous place. I tried to clean them off as best I could, but let's just say it was a losing battle. The next three showings were a bit of a fashion disaster, as I showed up in my mismatched socks. Luckily, my friend and I could laugh about it, because, well, what else can you do? Now my boots are still quarantined in the garage, and I'm still trying to scrub the memory of that smell from my brain. Seller pro tip: if you're trying to sell your condo, and your neighbor's Great Dane-sized dog is leaving 'presents' on the lawn, maybe ask them to scoop the p**p. Just saying.

Understanding "Landlocked" in Real Estate – A Look at Duncanville, TX

For decades, people in local discussions have referred to our fair City of Duncanville as being "landlocked". While often used casually, it's important to understand the precise definition and its implications in real estate.

In the purest sense, a "landlocked" area, whether a country, region, or even a city, is surrounded by land with no direct access to the sea or ocean. This is generally the definition applied geographically.

However, in the context of urban planning and real estate development, "landlocked" can take on a slightly different, yet equally significant, meaning. When we talk about a city like Duncanville being "landlocked," it typically refers to the municipality being completely bordered by other incorporated cities or established developments, limiting its ability to expand its city limits through annexation or to readily acquire large tracts of undeveloped land for new construction.

This urban "landlocked" status can have several key real estate implications:

* **Limited Expansion:** It means the city has largely reached its physical growth boundaries, with little to no undeveloped land within its jurisdiction for large-scale new residential or commercial projects.
* **Focus on Infill Development:** Development tends to shift towards "infill" projects, where existing structures are redeveloped, or vacant, smaller parcels within the city are utilized.
* **Increased Property Values (Potentially):** Scarcity of land can, over time, contribute to increased property values and a more stable real estate market within the existing developed areas.
* **Infrastructure Investment:** Resources are often directed towards enhancing existing infrastructure and amenities rather than extending them to new growth areas.

So, when you hear Duncanville referred to as "landlocked," it's usually speaking to its mature stage of development and its boundaries being set by its neighbors, rather than a geographical lack of access to water. This understanding is crucial for buyers, sellers, and developers looking at the long-term real estate landscape in our wonderful city.

Understanding the definition of the term, it's important that it not be used in a negative connotation, and instead look at it as a positive opportunity for future growth and development, and redevelopment. This is something that is currently happening and has been happening for years. We have a master plan in place, . Great things will be happening in our little city.

A little bit about me...

You see those two up there in that photo? Y’all, they’re my life. I started my career in Real Estate in 2014. I had a great “job” prior to real estate, but the idea of selling real estate kept tugging at my heart strings. I gave in and have not regretted it a single day since. It has been the difference between a job and a career and has provided opportunities for me and my family that I would not have had if I had not listened to my gut.

Other than selling real estate, obviously i’m a Mom of two busy kids, but i’m also wife to the luckiest guy in the world, Kyle Pennebaker. I love music and concerts. Me and Mine love camping (read: Glamping) any opportunity we get. I appreciate a great craft beer (or more). I love DYI home improvement and sometimes even use my business FB page as a place to share my projects and to laugh at the challenges that come with it. I am blessed to have the best friends a girl could ever ask for.
