Project No 2 is officially underway.

We’re excited to announce the second Flex Park in ScaleUp’s portfolio, coming to McKinney, TX. A new project, distinct from our first park in Rockwall, and our biggest step yet.

Spanning 6.2 acres, the McKinney park will deliver roughly 75,000 SF of mixed use industrial space, including about 20,000 SF dedicated to retail and showroom. This park leans into the higher-end, customer-facing side of flex: elevated aesthetics, storefront-quality frontage, and layouts built for businesses that need to be seen, not just stored. Trades, contractors, and light industrial tenants have a home here too, and that flexibility is paramount to our mission.

The site plan is approved, and we’re excited to reveal building elevations soon. That’s where this one really starts to come to life.

Progress at Rockwall. 📍

Grading is complete and soil stabilization is underway at 4156 N. Goliad. This is the groundwork phase — the stable pad that all 30 of our bays will be built on and that every future tenant will stand on for decades.

Here’s the project at a glance:

9 buildings across 54,000 SF. Bays from 1,800 to 6,000 SF, sized for contractors, light manufacturers, and growing local businesses that need room to scale up. Delivering summer 2027.

Foundations come next, and we’ll be documenting every phase as the site takes shape.

We didn’t want to guess whether Rockwall needed more flex space parks so we asked the market directly and validated.

Over the past several weeks, we ran an ad campaign not to sell, but to listen. We wanted to know who actually needs this kind of space, in this market, at this size.

We got our answer. Dozens of responses, from exactly the mix of businesses we expected: HVAC contractors, e-commerce sellers, fabricators, fitness operators, and food & beverage producers. East DFW businesses that need real space and can’t find it.

Scale Up doesn’t make development decisions on instinct alone, and now we don’t have to. The demand is real, the tenant pool is broad, and Rockwall is the right market.

On June 5, our ownership and construction teams met out at the Rockwall site to walk progress and keep things moving forward.

The civil phase may not be the most exciting part of a project, but it’s one of the most important. Everything that comes next depends on getting the groundwork right.

And that’s exactly what’s happening.

Before long, buildings will start taking shape on this site, and it’s exciting to see the vision becoming reality.
