"List to Last", Really, So Who Cares About the Buyers, Anybody?
It seems like an odd thing in the residential real estate business that one of the old tried and true ways to be successful as a real estate agent is to "list homes". Its a no brainer really. But how can that alone in an industry that requires two parties, sellers and buyers, be an optimal business model if it ignores half of the equation. No one ever says to be successful as a Realtor you need to "find buyers". In fact, "Buyers" are sort of looked at as a necessary evil in the business as the successful real estate agents pawn off the buyers on their rookie agents that they are training. So really the buyers have been getting the short end of the stick for years for the following reasons:
1. No platform, like the MLS to advertise what buyers are looking for.
2. Buyers require a different skill set than listings agents:
a. Listing a house requires you just price it right, put on MLS and run a few ads.
b. Buyers agents have to know everything about the neighborhood including floor plans, community amenities, etc, plus all the comps a listing agent knows.
3. Buyers require more time than a one hour Seller listing appointment. One agent can handle a lot of active listings at a time but few buyers at the same time due to face to face time required with the buyers.
4. History has shown us the only way to double your commission is to first get the sellers listing then find the buyer and double end it.

1. If your a Buyers agent, post your buyers wish list in a home they want to buy in the neighborhood(s) they want to live in. Home owners with matching homes and Sellers agents will contact you if they have a matching home to sell, weather the home is already in the MLS, soon to be or one of the secretive pocket listings.
2. If your a Sellers agent, look at the page for the neighborhood your house located in and see if there are any buyers listings posted there, if so contact the buyers or the buyers agent that made the post and put a deal together. This is your chance to double end it if the Buyers dont have an agent. Note, if your a sellers agent and your listing is already in the MLS, dont let that stop you, some buyers may not find your home on Zillow nor do they want to have to check it every day for new listing.
