🏡 Found another hidden gem... and yes, it's a For Sale By Owner.
One mistake I see buyers make is scrolling right past FSBO homes because they think they're on their own.
You're not.
This one at 270 Gwinn Island Road is definitely worth a second look: ✨ 3 Bedrooms ✨ 2 Bathrooms ✨ Over 2,100 sq. ft. ✨ About 1 acre ✨ Beautiful setting just outside Danville (Zillow)
Whether a home is listed by an agent or the owner themselves, you can still have someone in your corner looking out for your best interests.
Sometimes the perfect home isn't on the MLS... it's hiding behind a "For Sale By Owner" sign.

One of the biggest misconceptions I hear is, *"I can't use my Realtor if it's For Sale By Owner."*

You absolutely can.

I always joke that my job is about 20% opening doors and 80% crawling through attics, reading contracts, talking people off the ledge, and negotiating like I'm buying the house myself.

Turns out... maybe that's working. 😂

A lender I work with sent me this today showing I finished in the Top 25% of buyer's agents in Boyle County over the last year.

I didn't get here because I sell the most houses. I got here because I care about every single one of them.

My goal has never been to convince someone to buy a house. My goal is to help people buy the right house—even if that means talking them out of five before we find "the one." (which may be why this isn't the top 10%😂)

Apparently I owe everyone two holidays... 😅
Happy Memorial Day... and Happy Independence Day! 🇺? and THANK you to all who have served this country and given their lives so we can live ours.
I disappeared for a few days to recharge, but don't worry—I didn't leave my clients hanging. Before I packed the camper, I made sure all four of my pending transactions made it to the closing table, and every client was taken care of before I unplugged.
Then I came home... and vacation was officially over. 😂
A new listing hit the market, and within 45 minutes we had a showing scheduled. A little strategy, a little negotiating, and we got my buyers over $20,000 below the asking price and under contract. Not a bad way to come back to work!
Now the batteries are recharged, the hiking boots are put away (for now), and I'm ready to help more families buy, sell, or invest.
If you've been scrolling Zillow at midnight... wondering what your home is worth... or waiting for "the right time"... this is your sign to reach out. I promise you'll get honest advice—even if that advice is, "Let's wait."
