This one had a unique challenge: the owner wanted to sell but did not want the "headache" of listing the property. I convinced him to give me 30 days or I would be out of his hair. He agreed. We closed two weeks early and well over budget with multiple offers and tons of activity.

There is no "standard" anything in real estate (contract length, commissions, etc). Almost everything is customizable to fit your desires and your families' needs, and it might be less of a headache than you think.
