The house you keep scrolling past online may be the one that never makes it to the weekend.

The best homes in Central Florida don’t always sit. They get shown, talked about, and sometimes go under contract before most people even have time to think.

If you’ve been “just looking,” that’s okay. But if you’re serious about buying, the time to get prepared is before the right house shows up.

Pre-approval ready. Criteria clear. Agent in your corner.

When that home hits the market, you want to be able to move — not scramble.

If you want help getting ready, message me.

Congratulations, Giuseppina & Jake — IT’S CLOSING DAY!!

I am so excited for you both. Watching you go from looking at homes to holding the keys to your own is one of the best parts of what I do.

Welcome home! This is just the beginning of a beautiful new chapter.

It was an honor to walk this journey with you.

Happy Hump Day!

You’re halfway through the week… which means you’re halfway closer to the weekend and halfway closer to making a move if you’ve been thinking about buying or selling.

The middle of the week is actually a great time to:

Check your pre-approval
Look at what’s new on the market
Ask questions before the weekend rush hits

If homeownership has been on your mind, don’t wait until Friday to start.
Message me and let’s talk about your next step.

🏠 The one thing I’d fix before listing if this were my own house…
It’s not the paint.

It’s not the flooring.

It’s not even the kitchen.
It’s the smell. 👃👃👃👃
Buyers decide how they feel about a home within the first few seconds of walking through the door. If the house has any lingering pet odor, cooking smells, mustiness, or that “lived-in” scent you’re used to… they’ve already started talking themselves out of it.
You can have a beautiful home, but if it doesn’t pass the sniff test 👃, it will sit longer and sell for less.
Before you list, deep clean, neutralize odors, and make sure the house smells fresh and clean — like a place someone would want to live.
If you’re thinking about selling and want an honest walk-through of what actually needs attention (and what doesn’t), message me. I’ll tell you the truth — just like I would if it were my own house.

Monday Motivation!

🏠While most people are still hitting snooze… the smartest buyers and sellers are already making moves. Monday mornings in real estate aren’t for complaining — they’re for strategy. Interest rates, inventory, and motivated sellers don’t wait for the “perfect” day of the week.
The agents and clients who win are the ones who treat Monday like the starting gun, not the recovery day. Whether you’re:

*Looking to list before the fall market heats up
*Hunting for that under-the-radar deal
*Or simply ready to stop watching from the sidelines

…this is your reminder: the best opportunities rarely show up on Friday afternoon. What’s your #1 real estate goal this week? DM Me👇
I’m here to help you turn it into action.

Davenport’s Big Transformation: What’s Coming Next

If you’ve lived in Davenport for any length of time, you’ve probably noticed the change. New neighborhoods popping up, more traffic on familiar roads, and construction cranes that weren’t there a few years ago. The truth is, Davenport isn’t just growing — it’s transforming.
Polk County currently ranks as the top county in the United States for population growth, and Davenport is right in the middle of that wave. Developers have already proposed more than 17,500 new residential units within city limits. That’s a staggering number for a community that not long ago felt much quieter. National builders like D.R. Horton and Lennar are actively building to keep up with demand that continues to outpace supply. As of early 2026, the median home price in the area has climbed to around $385,000.
What’s driving a lot of this interest is improved access and convenience. The ongoing I-4 expansion is expected to cut down commute times to Orlando and Disney, making Davenport an even more practical place to live for people who work or play in those areas. On the commercial side, Elevation Development is moving forward with the Shoppes at Citrus Ridge, a mixed-use project that will bring an Aldi, a Marriott extended-stay hotel, and a Planet Fitness. Publix is also planning a larger store off U.S. 27, and Posner Park is expanding by about 100 acres to make room for more big-box retailers and restaurants.
Residential options are becoming more varied too. Near the Polk-Osceola line, the $170 million Visions Resort and Spa is focused on short-term vacation rentals. Meanwhile, SAR Industries is looking at a 24-acre site off Ernie Caldwell Boulevard for a possible 240-unit apartment community. These projects show that Davenport is attracting both traditional homebuyers and investors.
The city is trying to keep up with the growth on the public side as well. Investments are going into the Lewis Mathews Sports Complex and renovations at Wilson Park. The new Bella Sira Elementary School has already opened to help handle rising enrollment — a clear sign that families are continuing to move into the area.
Growth always brings mixed feelings. Some longtime residents miss the quieter days, while others are excited about new stores, better roads, and more housing options. Either way, the momentum in Davenport is real. The next few years will shape what this community looks and feels like for a long time.
If you’re watching all of this and wondering what it means for your own home or next move, you’re not alone. A lot of people are asking the same questions right now.

Your house will sit on the market if you skip this one step before you list.

Most sellers jump straight into photos, cleaning, and pricing… and completely miss the step that actually determines how fast (and for how much) their home will sell.

It’s not the paint color.
It’s not the staging.
It’s not even the price.

It’s understanding what today’s buyers in Central Florida are really responding to before you ever hit “list.”

When you skip that step, your home can sit for weeks while the house down the street goes under contract in days — even if yours is nicer.

If you’re thinking about selling, don’t list until you’ve done this first.
Message me and I’ll walk you through exactly what that step is (and how it changes the outcome).
