🎉 I’VE CAPPED! 🎉
One of those little milestones that deserves a moment to celebrate!
I "capped" means I’ve reached my annual commission cap through my production. The neon sign on the wall in our office reminds me frequently how it's done! 💙 Work Hard, Be Kind!

For me, this milestone represents so much more than a number. It represents the clients who trusted me with some of the biggest decisions of their lives, the buyers who found the place they get to call home, the sellers who trusted me to help them move on to their next chapter, and all of the referrals, repeat clients, conversations, late nights, negotiations, showings, texts, e-mails, paperwork & behind-the-scenes work that make this crazy business what it is.

I’m incredibly grateful for every single person who has played any part in getting me here.

Well… it actually closed last week. It’s been a busy few weeks around here! 😊
I just got off the phone with my seller to check in and follow up. This home had been in his family for many years, so I knew selling it was a little bittersweet. But there’s a pretty special part to this story…

A few months ago, I also helped him purchase his little “vacation retreat.” I had a feeling that this little slice of heaven wasn’t going to stay on the market long, so I suggested he talk with his lender about a bridge loan and using the equity in the house he was selling to help purchase his new home.

That strategy allowed him to:
🏡 Close on his new home
🖌 Make some updates to the home he was selling
📦 Have the home vacant and ready for showings
😌 And most importantly, take away a lot of the stress that can come with coordinating two transactions

And today, he shared something that made me smile…

Because we were able to sell his home so quickly, he only paid around $300 in bridge-loan interest. He told me he felt it was a great tradeoff for the reduced stress and flexibility it gave him throughout the process.

Then, toward the end of our conversation, he said:

“I still feel like I’m on vacation every day! This view will never get old.” THAT is the kind of thing that fills my heart💖 and reminds me why I love what I do.

Real estate is about creating a strategy, solving problems, reducing stress, and helping people get where they want to be.

And sometimes… it’s about helping someone get to live their dream every single day. 🏠🐟⚓☀

I love working with first-time homebuyers! Around the office, I've occasionally been called "Momma Dawn," and I happily embrace that nickname. It's simply my nature to nurture, educate, inform, and guide my clients through one of the biggest decisions of their lives.

First-time buyers are like a blank canvas, full of excitement and ready to paint the picture of their future. I love helping them understand the home-buying process and navigating every twist and turn along the way.

This past week, I had the privilege of celebrating the closing of two first-time homebuyers...one purchased a condo, and the other a house. I am so incredibly proud of these amazing women for making the decision to invest in real estate. According to the latest data from the National Association of REALTORS®, the median age of a first-time homebuyer in the U.S. is now 40 years old, which is a record high. These ladies worked hard, saved diligently, educated themselves throughout the process, and are now beginning to build long-term equity wealth through homeownership.

I'm not their Mom, but seeing the excitement on closing day certainly fills this Momma's heart. ❤️ Congratulations Emily & Ella, and thank you for trusting me to be part of such an exciting milestone!
