💡 What is a Cap Rate (and why it matters)?
The capitalization rate (cap rate) measures the return you’d earn on a property if you bought it in cash.

👉 Example:
If a property’s NOI is $100K and it costs $1M → Cap Rate = 10%.

Cap rate helps you compare deals, but it’s just one piece of the puzzle. In Sourced by Jes, I look at NOI growth, occupancy, and value-add potential to find strong investments.
