Florida and the Great Housing Mismatch
Florida’s real estate landscape is evolving, and it’s clear that simply having homes available isn’t enough—those homes need to actually fit what buyers are looking for. In my experience helping clients across Broward County, I see firsthand how affordability goes well beyond the listing price. Homeownership here often comes with additional considerations: insurance costs, HOA dues, maintenance, storm risks, and the realities of needing to drive everywhere all impact the true cost and convenience of owning a home.
As we look at the current market, Florida is a prime example of what happens when many available homes don’t match the needs, budgets, or lifestyles of the next generation. Established neighborhoods thrive when residents have choices—when it’s possible to move from a larger family home to a nearby townhouse, cottage, or apartment, staying rooted in the community they love.
The big question facing our state is whether future buyers will want or be able to take on the homes being passed down or newly built, especially if options for different price ranges, sizes, and locations remain limited. My approach is always to help clients navigate these complexities, so they can make informed decisions based on the full picture—not just the listing price.
