According to Redfin, sellers gave buyers a concession in 44.7% of home sales in August, up from 42.6% a year ago and the highest share for the month since tracking began in 2020.

The difference across the country is massive:
Atlanta: 72.8%
Charlotte: 67.9%
Phoenix: 67.4%
Las Vegas: 66.7%
Raleigh: 66.3%

Compare that with just 4.2% of sales in San Jose and 5.7% in New York.

It’s another sign of how much negotiating power has shifted toward buyers in higher-inventory markets.

Nationally, 15.8% of August sales even included BOTH a seller concession and a price cut, the highest August share Redfin has recorded.

The takeaway: The list price is only part of the negotiation right now. Depending on the market, buyers may have more leverage to ask for closing costs, repairs, rate buydowns, or other concessions than they’ve had in years.
