Luxury isn’t typically our lane. But we rock it out when we need to.

Most of what we do is focused on something much more practical: taking distressed properties and turning them into safe, quality, affordable housing for our communities.

But every now and then, a property comes along that’s just too unique to pass up.

When we had the opportunity to help a seller move on to his next investment—and take on this huge square footage, one-of-a-kind home on the north end of Lake Lanier—we jumped at it.

After a major renovation, this one is getting a new life and a permanent spot in our rental portfolio.

Different house. Different scale. Same goal: solve a problem for the seller, improve the property, and create something valuable for the long term.

Buying distressed houses and bringing them back to life isn’t flashy. It isn’t sexy. But it’s work our communities need.

We do it at scale across North Georgia: taking on properties that need real work and turning them into safe, quality, affordable homes. Dozens and dozens of houses each year - that means fewer neglected properties and more places for local families to live.

This house has been with the same owner for 30 years — and she’d been trying to sell it for what probably felt like another 30.

With her husband sick, she was running out of time and needed a solution that actually worked for her. We were able to put a solution together, and take one big thing off her plate.

She handled the first 30 years.

We’ll take it from here for the next 30.

This is the kind of stuff we love doing.

…a day in the life of a Real Estate Investor

The day started out by stopping by a buddies farm stand to get some raw cookie dough to munch on during the days travels. Then off to Hiawassee to check out some views that we have from a cool cabin flip. Then lunch at Marina Station on Lake Chatuge. Then off to take a moose down in a house that was left behind in a property that we purchased and delivering it to our office where we will have a raising ceremony of it onto the wall next week! If you are in North Georgia you know that we had some wicked storms last night so the day also consisted of dozens of phone calls talking to the team as they are managing electrical issues at various rental properties. 

Certainly not a wildly productive day, but a very good day 🔥
