DAYTONA BEACH β THIS IS WHY I WATCH MORE THAN PROPERTY PRICES π
A local story caught my attention this week.
Daytona Beach is looking at potentially converting parts of Earl Street, Oleander Avenue and Wild Olive Avenue from one-way to two-way traffic.
Nothing is final yetβthe city is getting feedback from residents and businesses.
But here's the part that matters to me from a real estate perspective:
Changes like this can affect property values and development opportunities.
Not necessarily overnight.
And not always in an obvious way.
But think about it...

β‘οΈ Different traffic patterns
β‘οΈ Increased visibility
β‘οΈ Potential business activity
β‘οΈ Neighborhood connectivity
β‘οΈ Future redevelopment
Those things can matter when you're evaluating a property.
It's also why I don't believe in looking at a parcel and saying:
βIt's cheap. Let's buy it.β
That's not analysis.
Before buying land, I want to know:
What can I do with it?
Can I legally access it?
Can I get utilities?
What does the surrounding area look like?
What's changing nearby?
And where does the purchase price need to be for the deal to actually work?
