CONSUMER WARNING: Expect these lawsuits to become more common in the future. Many real estate agents took bare-bones commission agreements that basically meant they were colluding with Rocket and other mortgage companies against their buyers, with kickbacks going both ways. They would then work together to pressure buyers into bad loans and were refusing to show houses unless the seller was paying for the full buyer’s agency fees.
As an Accredited Buyer’s Representative (ABR) I absolutely refuse to accept any funds from or give any funds to financial institutions through my commission, including referrals. When I refer people to a lender it’s because they get my clients the best rates and I receive nothing in return - no money, nothing. I’m paid by the buyer, and the loan officer is paid for any processing by the buyer. If I’m able to get concessions from the seller that’s great, but my contract is with the buyer, and I serve their interests only, and only the buyer decides what houses they do or don’t want to see.
The outside professionals I work with don’t even send me Christmas cards, and I wouldn’t have it any other way. That’s the kind of integrity you should expect from a Realtor and that’s why my business is continuing to grow.
