Everyone remembers the 2%, 3%, 4% mortgages during the Covid Boom.

But people bought homes in 2000 at 8.15%, in 1990 at 10.04%, and even in the double digits during the 1980s.

They weren’t buying an interest rate. They were buying the next chapter of their lives.

Get the home you love. Then, when rates come down, get the interest rate you love. That’s what refinancing is for.

Many homeowners refinance with little or no out-of-pocket expense, with the costs often built into the new loan.

Because at the end of the day, nobody says, “I wish I had found a lower interest rate.”

I was researching a foreclosure case this week and expected to find a homeowner who had fallen behind on their mortgage.

Instead, the foreclosure was filed by a home improvement company.

The original dispute was a little over $21,000. After interest, attorney fees, and court costs, the amount grew to more than $38,000 and the home is now scheduled for foreclosure auction.

Most people don't realize a foreclosure isn't always caused by missed mortgage payments.

Contractor liens, HOA liens, and other claims can sometimes put a home at risk too.

🏡 Mortgage rates are back in the headlines.

And if that's made you think about putting your move on hold, you're not alone.

The challenge is that waiting for lower rates doesn't always improve affordability.

When rates fall, more buyers tend to jump back into the market. Competition increases, bidding wars become more common, and seller concessions often start disappearing.

Today, buyers may be facing a slightly higher rate, but they're also seeing:

✅ More homes to choose from
✅ More negotiating power
✅ Seller-paid closing costs
✅ Interest rate buydown opportunities

Think about it this way...

Would you rather buy the home you truly love 🥰while you have more choices and less competition?

Or wait for lower rates and potentially compete against more buyers for the same homes?

If rates come down later, many homeowners can refinance. While refinances do have costs, those costs are often rolled into the new loan rather than paid out of pocket.

In other words:

Get the home you love first. Then get the rate you love later.

The best time to buy isn't always when rates are at their lowest.

It's when the overall numbers make sense for your situation.
