It's more relevant to real estate than it sounds!

I came across some research recently on why a plan turns into action for some people and stays a "someday" for everyone else, and it explained so much about conversations I have with buyers and sellers all the time.

Turns out, the missing piece is rarely motivation. It's usually just not knowing what the actual next step is.

Swipe through for what the research says, plus what that first step can look like whether you're buying or selling a home.

Does this advice speak to where you're at right now? If it does, comment BUYER or SELLER to get an easy first step your brain will thank you for!

So you got pre-qualified online, and now you're ready to see homes and start making offers?

Here's why that doesn't quite work the way you think 👀

A pre-qualification is usually based on info you provided online or through a generic form. A lender hasn't verified your income, credit, or financial position yet.

So when a seller sees it? It doesn't carry much weight.

A pre-approval is different.

🏡 A lender actually reviews your documents and verifies your finances

🏡 You get a real number for what you're likely qualified to borrow, in writing

🏡 It shows a seller you've taken real steps toward financing, not just a guess

In a market where sellers are still comparing multiple offers, having a pre-approval letter shows you're a serious, qualified buyer.

So before you fall in love with a home, let's make sure you're walking in with the real thing and not just an estimate.

Want to avoid more homebuying pitfalls? My Local Buyer's Guide walks you through this step (and connects you with lender recommendations to get started). Comment GUIDE, and I'll send it your way!

Mounted TVs, custom curtains, that dining room chandelier, the fridge in the garage???

These are exactly the kind of things that spark disagreements between home buyers and sellers. 😡🔑 And it's usually not because anyone's trying to be difficult, but being unclear can cause confusion.

The general rule of thumb is that...

🏡 anything permanently attached to the home is considered a fixture, and fixtures stay with the house unless it's specifically written into the contract that they won't.

🪑anything that's not attached and can be removed without damaging the home is considered personal property, and that stays with the seller unless it's specifically included in the offer.

If there's something you want to keep, or something you're hoping stays, the safest move is to spell it out in writing before it ever becomes a disagreement!
