What is the heaviest moving object in your house?
That's right- your overhead garage door.

Here are a few simple tips to ensure safety and proper maintenance:

- There should be a safety label located near your door operator button. Read this and identify your safety mechanisms.

- The Garage Door Operator button should also be at least 5 feet from the floor to prevent children from playing with door opener.

- You should test your operator for reverse and door balance once a month. Follow the specific instructions on your doors safety label. If you don't have a label or don't understand the instructions, contact a professional door service company. The auto reverse features on your door should be checked to ensure proper safety.

- Sometimes the sensitivity adjustment on your opener needs to be corrected to ensure that should there be resistance to the door closing, this reverses the door for your safety. This sensitivity is often a button or k**b on the opener located on your garage ceiling.

- Also there should be a pair of eye sensors located off the ground that should be located no more than 6 inches off the floor. These sensors should line up with each other to ensure the light beam will activate the safety reverse feature should there be an object detected in its path.

- It is recommended to have the door hardware checked for tightness several times per year. The rollers, tracks, and other mechanical parts should have lubricant applied to promote its longevity and efficiency.

- Have the door serviced by a professional if there are any signs of problems.

As the summer approaches, it will mean that your air conditioning will be in active use, and it's good to know the importance of condensate pans and drains for your air conditioning system. Some of the threats to the ineffectiveness of your condensate drainage, can lead to water damaged ceilings and floors, threatening respiratory illnesses and reduced life expectancy of your air conditioner.

Do you know the location of your secondary or auxiliary condensate drain lines where it terminates on the exterior of your home? It is usually a 3/4 inch PVC pipe that protrudes through your soffit above a window. The rationale is that it should drain to a conspicuos point to alert you, if water should flow from this drainpipe, this indicates that you have a stoppage in your primary condensate drain and that your air conditioning system needs servicing.
