The biggest shift in today’s market isn’t prices—it’s leverage.

More homes are competing for buyers. Homes are taking longer to sell. And buyers have more negotiating power than they’ve had in a while.

That doesn’t mean it’s a bad market—it just means it’s a different market.

The Denver housing market looks very different than it did a few years ago. 🏡

Inventory has climbed substantially, homes are spending longer on the market, and buyers have far more options than they did during the frenzy of 2021–22.

But that doesn’t mean homes aren’t selling. Closed sales have actually been gradually recovering from their recent lows.

The biggest change? Sellers can no longer rely on the market to do all the work for them. Pricing, condition and marketing matter. And for buyers, there may be more room to negotiate than you’ve been conditioned to expect.
