Meet Maxwell! We like to call him Frankie or Towely, based on his love for dish towels! He’s fully vaccinated and fully squishy hunka chunka love muffin. He’s currently sporting a cone to help a cut in his eye heal but he should be done with that in the coming days. He’s a big boy approaching 40lbs and is some sort of pittie mix. Seems to do fine with other dogs and is submissive to our older and smaller pocket pit that has no patience for his cone. Probably best with older kiddos because he’s a puppy and and lacks in body awareness … he’ll need some training but soooo dang cute.

Did I mention he’s crushing potty training? In town for a week and only peed inside once! Also crate trained and sleeping through the night

On this weeks episode of “My life as an STR Host;” Mycah gets the call that a hummingbird is stuck in the loft and the cleaner can’t get it out. With a soft spot in her heart for these speedy little avians, Mycah knows the clock is ticking before this little creature becomes exhausted and at risk of dying without a proper roosting and bite to eat. On the road by 6a with the help of her coffee, ladder, swifter and sugar water, she effectively convinced her green feathered squatter that the forests nightly rate was a better deal for those with wings.

Remember that time I had just had my second baby and we purchased a gutted home in Denver's West Highlands while working full time in software sales and building an ADU at our habitable home? Looking back, it's clear that I have a lot less energy. It's also clear that while we didn't see it at the time, it was a good buy at $575K considering the equity we forced in renovating into 6-bed pop-top with Airbnb/rental potential. This is an example of making a deal vs hoping to find one. While the days of stumbling across these scenarios are less frequent, they aren't all gone. Buyer's have leverage in this market and the ability to force equity and reduce housing costs, are still available to those who are willing!

Colorado House Bill 24-1152, which Gov. Jared Polis signed into law in May, goes into effect June 30, 2025. It aims to boost the supply of affordable housing by making it easier – and less expensive – for most Colorado homeowners to build an ADU (a.k.a. casita, in-law suite or granny flat).
