Waiting to buy, and perhaps waiting for the market to "cool down" and for prices to decrease?

Don't wait too long! House prices have only decreased 3 times in the past 50 years.

The sooner you buy a home, the sooner you will start building wealth.

This Total Cost Analysis is showing that even though interest rates are projected to be lower next year, the value of homes is expected to continue to rise substantially year over year.

Over the course of a year, the same home could either build you $60,000 in equity/wealth now, or be $60,000 more expensive to buy next year (per this example).

The equity you gain from being a homeowner can be used in a variety of ways including: paying off high interest debt, starting a business, home improvement projects, or moving to a bigger house in a few years.

This graph explains one of the reasons why many prospective homebuyers are currently finding it challenging to buy a home.

Historically, the number of homes built has been significantly higher than we've seen in the past 12 years. So we're left with a lower supply of homes, when a large generation (millennials) are entering the housing market.

Has your rent increased recently? We would be surprised if you answered "no."

On average, the cost of Colorado rent rose 14.9% from 2020 to 2021 according to apartmentguide.com. This is influenced by the demand for rental units, which is likely influenced not only by the fact that Colorado is a desirable place to live but also that the price of homes is rapidly increasing nationwide.

Have you been renting with hope that at some point, home prices will come down so you can buy a home of your own?

Take a peek at this graph.

Not only are housing prices consistently on the rise (except for 3 times in the past 50 years), but the cost of rent is too.

If you're renting, you are paying your landlord's mortgage and cutting into the time that you could be building your own wealth -- all while the cost of housing, whether renting or owning, increases.

This means that as a renter, you're not only NOT building your wealth but you're likely taking from it with the rising cost of rent.

Let's get you into a home of your own now so you can build your equity and in doing so, build your wealth and actually benefit from the rising cost of homes.

The Colorado Teacher's Aide was created out of necessity.

Unfortunately, Colorado ranks 49th in the nation in teacher pay.

This has historically left many of our local educators feeling hopeless about the prospect of being able to afford their own home.

Staggering statistic: The average homeowner's net worth is 40x higher than the average renter's.

When you rent, you are helping to pay your landlord's mortgage, which builds their wealth.

When you own a home of your own, the monthly housing payments you make build your wealth.

Historically, home values rise year over year. In fact, they have only decreased 4 times in the past 45 years.

Even if you purchased a home right before the 2008 housing crisis, the value of your home would've still increased substantially in the years that followed.

Check out this example of a home purchased in 2007. The value of the home 12 years later is almost double.

What does this mean for you, as a future homeowner? You can feel very confident that the value of your home will at the least, stay steady or more likely, increase substantially each year. This is one way to build wealth through homeownership!
