Waiting for rates to go back to 3% and home prices to crash sounds nice in theory
 but that’s not exactly a strategy. 😅

The tricky thing about trying to “time the market” is that you need a lot of things to line up perfectly at the exact same time. Rates would need to drop significantly, prices would need to fall, competition would need to stay low, and you’d need to be ready to move before everyone else waiting on the sidelines jumps back in too.

Because here’s the part people sometimes forget: if rates drop in a meaningful way, buyer demand usually comes back with force. And when demand rises, especially in a market where inventory is still limited, prices don’t always cooperate the way buyers hope they will.

That doesn’t mean everyone should buy right now. It does mean your decision should be based on your life, your budget, your timeline, and the actual numbers, not just waiting for a perfect market that may never show up.

The best move is usually not “buy no matter what” or “wait forever.” It’s getting clear on what would actually make sense for you, so when the right opportunity comes up, you’re prepared instead of guessing.

Real estate is personal. The market matters, but your plan matters more.
