SOLD ✨ I’m delighted to announce the closing of the 2,423-square-foot mixed-use property at 808-810 Santa Fe Drive in Denver, Colorado, on September 27, 2024.

After 52 days on the market, the property went under contract at $1,200,000. I represented the seller, Vizudio LLC, and treated the Buyer, Saint Ruler LLC, as a customer.

This was my second opportunity in 2024 to represent a seller in the Santa Fe submarket. On April 24, Walter's 303 purchased the restaurant property at 300 Santa Fe Drive, which will become its fifth Colorado restaurant location.

CLOSED RESTAURANT SALE ✨ Last Wednesday, April 24, 2024, we closed the sale of 300 Santa Fe Drive in Denver.

The 2,118-square-foot building at the corner of Santa Fe Drive and 3rd Avenue exchanged hands for $1,325,000.

Represented by Pat Henry and myself of Henry Group Real Estate, the Seller bid farewell to a cherished piece of Denver's culinary landscape.

The building, formerly home to the well-loved Mile High Vienna Stand, holds a special place in Denver's culinary history. It was lovingly owned and operated by our client, the late Sonny Jarock.

Walter's303 is the new owner of the property, which will become the company's fourth Denver location. Mike Lindemann of CM Commercial Partners represented them as the Buyer's Agent.

This transaction was filled with unexpected twists and turns. Pat and I are very pleased to have seen it through to a successful closing!

Park 17 Retail | Corner Restaurant Concept Design

A considerable part of what drew me to commercial real estate is my love of interior design and ex*****on. Stepping into different spaces around the city and working with owners and entrepreneurs to help them visualize a space's potential is a lot of fun and a TON of work (City of Denver permitting delays making anyone else out there wanna cry?? 😭)

Concept design is tricky. You want to bring life and energy to the environment without making it overly specific to any one style or use. The goal is to help prospective tenants visualize THEIR design 🪄

The decision to set this unit up as a restaurant was a no-brainer. The corner space at 17th Avenue and Lafayette Street in Denver's Uptown neighborhood features 18' floor-to-ceiling windows on two sides and a 590-square-foot patio area. It's an inviting spot that's prime as an urban gathering place 🥂

This vibrant yet simple rendering helped bring energy and inspiration to the space despite its "grey shell" condition before lease ex*****on. Swipe to see what the same view looks like IRL ➡️➡️➡️

The space is now in the early stages of construction to become an exciting new Japanese restaurant concept. The ten-year lease agreement was signed in the Fall of 2023.

Earlier this year, I represented the owner of the Park 17 development, who was ready to fill the last two street-level retail suites.

The Class-A project, constructed in 2020, features 190 luxury apartments and five retail suites totaling 13,397 square feet at the intersection of Park and 17th Avenue in Denver's Uptown neighborhood.

These two endcaps, Units 1210 and 1290, are prime restaurant spaces ready for exciting new concepts to bring energy and activity to the street. Procuring tenants for these spaces proved to be an exciting and rewarding challenge. Both have been leased for ten-year terms and are in the beginning stages of construction.
