The latest S&P/Case-Shiller update shows the National Home Price Index up by 1.5% year-over-year in June, with a modest 0.13% monthly increase. While these numbers might sound encouraging, real home values actually dipped once you factor in 3.5% inflation. Cities are having very different experiences—Chicago homes rose 6.9% over the past year, while Seattle saw a 2.0% decline, all against the backdrop of 6.5% mortgage rates. With mortgage rates at 6.69%, affordability remains a real challenge, and inventory is still tight at 1.54 million homes on the market. In pricier markets, more than 90% are expanding their search to different regions, while affordable Southern areas are drawing strong interest from out-of-market buyers, especially for new homes. In the past 80 years, US home prices have grown by less than 4% per year, barely outpacing inflation, while stocks have historically returned 7–10% per year before inflation (4–6% after). Owning a home brings costs beyond the mortgage—property taxes, insurance, repairs, and the ups and downs of your neighborhood or local economy. Still, there’s a unique kind of value in homeownership: the stability for your family, the consistency for your kids’ schools, and the discipline of building equity as you pay down your mortgage. Renting isn’t always just “throwing money away,” either. Sometimes, it can actually be more affordable and less stressful, since repairs and maintenance are the landlord’s responsibility. In comparison, stocks have historically returned 7–10% per year before inflation and 4–6% after. When we talk about homes as investments, it’s important to remember the real costs: property taxes, insurance, repairs, and improvements all add up, not to mention how local market shifts can impact your property’s value.

But there’s more to owning a home than just numbers on a spreadsheet. For many of my clients here in Denver, a home means stability, a sense of belonging, and the peace of mind that comes with knowing your mortgage payments are building equity over time. Renting isn’t always “throwing money away”—sometimes it can actually cost less, and you hand off the repair headaches to your landlord.

July Sees Opportunities for Homebuyers as Mortgage Demand Eases
It’s no secret that the current real estate market brings its share of challenges, and the latest data highlights just how much buyer confidence and affordability are shaping the landscape. Mortgage demand for new homes slipped 5.7% compared to last July, and even in the short term, there’s been a 1% drop from June. Sales fell 3% to 647,000 units, with average loan amounts now at $374,438. Even with sales incentives in play, economic uncertainty is prompting many buyers to pause and reassess. Navigating these shifts doesn’t have to feel overwhelming—my focus has always been making sure you feel informed and empowered, whether you’re weighing your options as a first-time buyer or considering your next move. In times like these, having a clear understanding of the numbers helps you make decisions you can feel good about.

Colorado Metros: Unaffordable
It’s no secret that affordability is a challenge right now across Colorado’s metro areas. Recent numbers show that in all seven metros studied, even median-income households are finding it tough to secure the median-priced home—an unmistakable sign of a statewide mismatch between what buyers earn and what homes cost. Boulder and Grand Junction are feeling this most acutely: more than half of homes remain out of reach for most, even if you imagine a zero-interest mortgage.

Let’s look closer: Denver and Fort Collins/Loveland both report median home prices around $589K, with median incomes at $108K and $93K, respectively. Colorado Springs comes in at $497K (income ~$91K), while Pueblo offers a bit more breathing room at $350K (income ~$62K). But even in those markets, true affordability only appears when mortgage rates dip below 3%—something we saw mainly just after the pandemic. Greeley’s threshold is in the mid-3% range, all assuming a solid 20% down and housing costs capped at about 30% of income.
