We all know about the seasonality of real estate: Spring is the best. Summer is the worst… or maybe the winter holidays are the worst.
This was true for decades. But, with persistently high interest rates over the past few years, the market is shifting toward life event factors vs. time of year. People are moving when the composition of their family changes, or a job moves them across the country, not because the buds are blooming.
This gives us a largely steady market, with average home prices continuing to mature year after year while listings and closing maintain their plodding pace.
