Denver estimates that commercial and multi-family buildings account for nearly half of the city's greenhouse gas emissions. Denver building codes ban natural gas furnaces and water heaters in new commercial and multi-family buildings, and on Jan 1, a new state law went into effect that sets low-NOx emission standards on all new residential gas furnaces and water heaters sold in Colorado.

While Federal incentives may be going away, Colorado is offering generous financial incentives to encourage homeowners to install electric heat pumps instead of traditional natural gas-fired furnaces. In addition, new CO regulations requiring more efficient natural gas furnaces will increase their price dramatically. Do your research before investing in a new system!

Incentives are also available for induction cooktops and other appliances. You can help the environment and your bottom line by electrifying your home!

A few takeaways from the Nov market stats -- Inventory and days on market are both up from Nov 2024. No surprise there. According to the data, single family home prices haven't changed much year-over-year, but attached home prices have fallen. Anecdotally, I'm seeing price drops among both housing types but much bigger drops for condos.
