As we head into mid-August, the Denver Metro market is seeing a noticeable shift. 📊 Active listings continue to build, while the median close price and sales volume have softened compared to last month.

The Breakdown:
▪️ Median Close Price: $605,000
▪️ Active Listings: 13,115
▪️ Closed Homes: 3,667
▪️ Sales Volume: $2.68 Billion
▪️ Median Days in MLS: 21 Days

What this means: Buyers are seeing more options as inventory climbs to 13,115 active listings, and homes are taking a bit longer to go under contract at a median of 21 days on the market. With sales volume dropping 13.44% and median close prices dipping 1.54% month-over-month, buyers have a bit more breathing room to negotiate. For sellers, pricing strategically is more important than ever as the late-summer market cools.

Colorado’s housing market continues to move toward a more balanced environment, creating opportunities for both buyers and sellers. Inventory remains higher than it was during the peak seller’s market, giving buyers more choices and greater negotiating power, while well-priced homes in desirable locations are still attracting solid interest. Across much of the state, home prices have remained relatively stable, though appreciation has slowed compared to the rapid gains seen a few years ago.

Mortgage rates are still influencing affordability, so buyers are taking more time and being more selective. Sellers who price strategically and present their homes well continue to see success, while overpriced homes are sitting on the market longer and often requiring price reductions.

Bottom line: Colorado is no longer the frantic seller’s market it once was. It’s a healthier, more balanced market where preparation, pricing, and local expertise make all the difference.
